what to expect:

A home inspection is one of the best bangs for the buck in the entire real estate purchasing process!  It's your opportunity to have a professional perform a thorough general inspection of the entire property.  While this process cannot possibly eliminate your risk in purchasing real estate, it can significantly reduce it!  Consequently, "if you think you can't afford a home inspection, then you definitely can't afford to be without one!"  The majority of problems that we find cost considerably more than an inspection.

You should attend your inspection as there are papers to be signed and payment is due upon receipt of the report.

Your inspector will be making a concentrated effort to remain focused upon his task ("distraction is the mother of most errors and omissions!).  Please feel free to accompany your inspector and observe how he inspects your home.  Please ask questions or share your concerns as he enters the area in question.  He will then pause and address your question or concern.

The report form:

Three copies of the report and floppy disks with digital photography are available at the conclusion of the inspection.  Your copy will be in a 1/2" three ring binder.  The inspector and your Realtor receive the additional copies.  

MGB Inspection Service uses The Guardian - Building Inspection System, one of the SpeedForms Reporting System series produced by MGB Publications, Inc.  The form is designed to ensure that a home inspector will survey all the typical areas, components and equipment in the property, discover the typical major defects and deficiencies and report their presence all in a manor consistent with nationally recognized standards of practice. The resulting report is intended to assist you in your purchasing decision. Mike Bryan, your inspector, is the author of the form.

Your inspector, Mike Bryan, will personally answer your call and schedule the inspection.  If you reach the message center, he is probably in a crawlspace or out of phone range.  Do leave a message and he will return your call promptly.

Inspections are performed at 8:30 and 11:45 am and 3:00 pm each weekday.   

An inspection can typically be performed within four to six days of your call.  During peak season, however, it may take up to ten business days to have an inspection performed so call as soon as you have a ratified contract.

When you call please have the following information ready:

  • the address of the property (including zip code)
  • the name of the subdivision or the closest major intersection
  • good directions (for rural properties)
  • the approximate square footage of finished living space
  • the name and number of your realtor
  • the name of the listing firm whose sign is in front of the property

If you are unable to attend your inspection you must do the following:

  • print a copy of the pre-inspection agreement found in the library or call and request that one be faxed or over-nighted to you.
  • Print a copy of the INTRODUCTION FOUND IN THE LIBRARY
  • fax or mail a signed copy of that agreement AND AN INITIALED COPY OF THE INTRODUCTION PAGE to this office.  (it must be in our office prior to the inspection date)
  • mail your check to our office or to your agent.  (It must be in our office prior to the inspection, or presented by your agent at the beginning of the inspection.)
